The sites are zoned Arterial Mainstreet, Subzone 10 (AM10). The general purpose of the AM zone is to accommodate a broad range of uses including retail, service commercial, offices, residential and institutional uses in mixed-use buildings or side by side in separate buildings in areas designated Arterial Mainstreet in the Official Plan.
The proposed site-specific Zoning By-law Amendment seeks to:
- Permit a reduced rear yard setback from 3.0 metres to 2.7 metres along Bond Street
- Permit a ground floor height that is less than 4.5 metres.
- Permit an increased maximum building height from 30 metres to 38 metres.
- Permit a reduced tower separation distance from 20 metres to 15 metres.
