Bay Ward properties on the agenda
The April 5th Committee of Adjustment meeting includes several properties in Bay ward. Full details for each application can be found here.
629 Windermere
Application to permit a reduced front yard setback 4.4 metres, whereas By-law requires a minimum front yard setback 6 metrers for the construction of a one-storey addition and covered porch at the front of the dwelling.
578 Wavell
Application to permit reduced interior side yard setback and the distance between a principal dwelling and another building on the same lot.
Permission is being sought to:
A) reduce the distance between the principal building and the existing detached garage of 0.8 metres. By-laws require a minimum distance from a principal building to any other building located on the same lot of 1.2 metres.
B) reduce the interior side yard setback of 0.6 metres. By-law requires a minimum interior side yard setback of 1.2 metres.
236 Woodroffe
Application to subdivide the property into two separate parcels of land for the construction of a semi-detached dwelling with secondary dwelling units.
If granted, one half of a semi-detached dwelling will be known municipally as 234 Woodroffe Avenue. The retained land will contain the other half of a semi-detached dwelling- 236 Woodroffe Avenue.
422 & 424 Hartleigh
Application to permit a front-facing attached garage for a proposed semi-detached dwelling. The existing dwelling is to be demolished. (Agent: P. Cooper)
The existing By-law does not permit a front facing garage based on the conclusions of a Streetscape Character Analysis. With the redesign and placement of the garages the applicant was able to retain the Spruce tree. Our office has not received any comments of concern on the proposal.
813 Broadview & 1781 Kerr
Application to subdivide the property into two separate parcels of land for each half of the existing semi-detached dwelling.
